complaint to BBB, 311, and breaking lease

review:  

for 7 days we have had a nonstop 24/7 noise that our friends witnessed, told us it would have “driven them nuts”. Groupfox knew about it, kept the fan (from the fan room above us, the culprit of the noise) on purposefully to not violate code for the building. so our request for peace and quiet was not accepted by them. what we did:

1) we submitted a complaint to BBB today, receipt received by BBB and BBB reached out to Axis
2) we submitted complaints to 311 environmental sustainability for buildings. they visited Axis today (we do not know if Axis was fined yet)
3) we submitted 3000+ maintenance tickets and weren’t contacted by a human a single time yesterday. but word got out within Groupfox.
4) through legal means we broke the lease.

the front desk does not care about you until you stand up for yourself. luckily, we had time to do this. the irony is that the nonstop noise kept us awake longer than we otherwise would have been, so we used our late nights and early mornings of torture to be productive: we decided to use our misery towards something constructive, so we learned how to logically use the law for our escape of the apartment and management.

just got stuck in the elevator. apparently maintenance were freaking out i was going to fall. after 25 minutes i heard they were reluctant to call 911. i got lucky and the elevator door happened to open. what is this place???

I saw an ad for this in the elevator. just wow. good for you whoever did this. For three months construction noises affected my living here. i can’t imagine about others if these ads are floating around… groupfox is ridiculous

I lived in this building for almost a year and it has been a terrible experience. The elevators are always breaking down and there are long waits. The laundry facilities are constantly out of order and it is hard to find a machine that actually works and doesn\'t smell (not to mention how disgusting it is, OMG). The management was unresponsive to any issues and seemed indifferent to my concerns. This site is great!

The building is in a great location, but that\'s about the only positive thing I can say about it.

Axis was one of the worst experiences of my life. My floor was complaining about bed bugs and management rarely triggered an inspection. It was disgusting and I had to throw out all of my furniture when I moved out. Avoid this building at all costs.

i rented an apartment in this building for six months so far and it has a complete nightmare. The walls are paper thin and I can hear everything my neighbors are doing. The management was unresponsive to my complaints and it felt like they didn\'t care about the residents. I would never recommend this building to anyone

I haven\'t had any problems with my apartment, nor packages. Here are the things I have a large issue with:

The timing and length of the renovation of the pool area and the sauna. The sauna is the biggest reason why I signed a lease with Axis. It\'s in a room enclosed by glass and it was 50 degrees in the room throughout the winter. Too cold to swim, and the sauna couldn\'t get hot enough. Instead of properly heating the room, they close it down for two months to do a \'project\' that would have taken me and two of my friends a weekend to do. Utter bull****.

The gym and every other common area for that matter is also 50 degrees. Want to work out? Bring sweats. Taking your trash down the hall? Sweats. Insane. It\'s also during the winter when you\'re least active, making use of the gym all the more important. But the ******* people that we pay a lot of money shut it down in the dead of winter instead.

Also, the gym is garbage. They don\'t even have a squat rack.

0 stars if I could.

1) we lost a $1000+ item from the mailroom (very obviously a laptop from the box). We have been spoken to very rudely that we were wrong, and they told us we already picked it up (the signature they had on file did not look like ours, so someone signed for it with a tiny check mark signature). Then, upon looking at video feeds, the security manager then told us they have a return policy and returned it because it was in the mailroom for 30+ days. So did someone pick it up or was it returned? We still don’t know, and instead of calling cops, we just decided to give the public the truth about this place. Have you noticed there’s very little information about this place online, including photos?
2) When we flew in from AZ in may/june 2022, Wendy showed us the loft tower and told us we’d have granite countertops, etc., with a luxury impression. Upon me emailing extensively in june/july 2022 about details of our upcoming apartment, Wendy got annoyed and told me very clearly “Maybe this isn’t a good fit” on the phone, after she cancelled our application. Now too late to find another place, I called Fox management, and I was able to get Wendy’s attempt of blocking us from signing the lease reversed, I finished the process and moved in (drove from AZ). Upon moving in, we saw the following: all 3 sinks were backed up, 2 with leaks (the kitchen sink was really bad, they called the building engineer to help fix later), the fridge was leaking, the dishwasher hadn’t been replaced in many years (there was rust), the stove/oven was broken, numerous heater/ac units were broken, window shades were missing on some windows, and the popcorn ceiling is loaded with caked dust throughout the whole place, so there is falling dust particles from the ceiling even in the dining room. So how could we have avoided this? Wendy bullied us to sign the lease so quickly (at risk of losing our application, see above), and then didn’t show us ANY photos of our apartment before arriving, and when we drove up in july 2022, the place was disgusting, but too late to find another place for our needs. So we decided to wait it out a year and use our time in Chicago finding better places. We considered this a pretty predatory experience of moving in.
3) my electric bills in the winter are $450+/month to stay warm. Sure, you can decrease the monthly bill, but you will be cold in winter. The electric bill is so high because the heater/ac units are very old and inefficient. Stay away from these, there are a few old buildings in Chicago that have these. We learned.
4) the heater/ac units are not installed properly, so that the entire floor is loaded with electrostatic discharge when they are on, as they essentially seem to be van de graff generators. If you have electrical equipment (like I do) this can be a serious issue. I have many computers (i work from home) and every time I went to work, the hardware would get affected (keyboards stopped working, tv screens flickering, etc,), leaving my machines and equipment at risk.
5) we had to send many legal notices (threats) and aggressive stances to get our fridge/stove/oven/dishwasher/microwave replaced. What helped us is that our initial brochure guaranteed stainless steel appliances (ours did not have those), and the brochure mentioned “luxury” items. Upon us bringing the management up to our place to show them how bad it was, they then removed the “luxury” language on the brochure online. We were responsible for that change, we imagine.
6) luckily, we have in-unit washer/dryer. They are gross, but heard the common ones are worse
7) pool: i went swimming once, and got a cold the very next day. Pool is just loaded with chlorine in hopes to keep it clean. it’s sloppy and disgusting at best. The amenities are useless if they close access to them
8) just the other day, 9 people got stuck in elevator
9) for 4 days in a row, there is a blazing sound coming from the top boiler room creating a large noise, disabling our ability to rest, think, or live at peace. Mark (building engineer) refused to help today, yelling at me on the phone for \"monoplizing his time\". Group Fox management is MIA. Drake and his colleagues have been advised to ignore me, as a management decision has been made to have a premium customer (paying $3600+/month) suffer for days on end. We called 311 (chicago non-emergency police) to have an environmental inspector check the situation, leaving Axis subject to violation fines. We have also submitted the legal paperwork to break our lease.

For the record.. if the staff were genuinely polite, nice, and understanding, I would not complain. What really made these things worse is that the staff were rude, condescending, unprofessional, dishonest, and careless
